Construction Monitoring

Construction Lenders/Banks often require us to be their boots on the ground and report on the progress of a project. With Construction Progress Monitoring, Rio Bravo will conduct regular or monthly construction progress site assessments to ensure that the proposed improvements at the subject site are progressing as required in the contract/agreement. A predetermined report that is supplied by the bank will be filled out by the Site Inspector and photos will be taken of the progress.

Phase Construction Inspections

A New Professional Home Inspection, also known as a construction or Phase Inspection, is an invaluable service for anyone who is looking to have a professional opinion regarding the quality and installation practices being utilized in their new home during the building process. There are 3 phase inspections that can be performed before the home can be occupied. They are the foundation, framing (pre-drywall) and the final inspection which is also considered a full Professional Home Inspection. Builder Warranty Inspections

A Builders Warranty covers new construction or a remodel by a builder. Rio Bravo will conduct a Professional Home Inspection and provide you with a report that you can then provide to the builder to ask for repairs. You can also call it a punch list of items to have the builder repair or replace. Depending on the contract you sign some items may not be covered. It is wise to review your contract so no surprises come up. The list is still valuable even if the builder won’t cover the deficient items in our report. You as the owner can then hirer a third party professional for those repairs. Most (but not all) Builder Warranties expire in 12 months so it is a wise to have the inspection performed in the 11th month.
